The property, built in 1972, was about to be
converted into a Class-A self-contained business
park. The owner needed someone to market and
lease the innovative concept to office users.
Occupancy was approximately 40%. Our client also
needed to completely renovate the project to
create an office atmosphere while maintaining
competitive lease rates.

First Niagara Bank
First Niagara Bank embarked on an ambitious branchbuilding
program, and vastly expanded its product
offerings and customer base. As a result, the bank
was in serious need of a new Administrative Center
to house its growing support and administrative staff.
While the bank has a highly effective facilities
management department, the efforts of that
department were needed to manage the
development of the expanding branch system and
other activities.

Key Center
The two-building complex, built in 1990 as a part
of downtown Buffalo’s Central Business District
revitalization, was experiencing a dangerously low
lease-up process. In 1998, the New York City
ownership group and the asset management
company overseeing the complex contracted with
Ciminelli to manage, market and lease the complex.

Lafayette Court
The property was taken back through foreclosure by a
large institutional lender who wanted to stabilize the
property and begin marketing for lease and ultimate
sale. The building’s occupancy rate was approximately
40%, and the threatened loss of a 32,000 square foot
lease further threatened the profitability of the
property.
